The Calm Before the Fall Market

Every August, Manhattan real estate seems to slow down. Open houses are quieter, buyers disappear on vacation, and many sellers begin to wonder whether they should wait until September before putting their homes on the market.

From my perspective, however, August is rarely a month of inactivity. It is a month of preparation. Behind the scenes, many of the strongest fall listings are being photographed, staged, priced, and carefully planned. The work completed before Labor Day often has a significant impact on how successful a property will be once the market becomes more active.

As we head into the second half of the year, here are a few observations I’m seeing across the Manhattan market.

Buyers Are Still Buying, but They’re More Selective

The market is certainly not frozen. Well-priced apartments continue to attract buyers and, in many cases, receive strong interest. Properties that miss the mark on pricing, however, are often sitting much longer than they would have a few years ago.

Today’s buyers have access to more information than ever before. They are taking their time, comparing options carefully, and doing extensive research before making decisions. When they recognize value, though, they are still willing to move quickly. Pricing continues to be one of the most important strategic decisions a seller can make.

Presentation Matters More Than Ever

A buyer’s first showing almost always happens online. Professional photography, thoughtful staging, accurate floor plans, compelling video, and strong marketing have become expectations rather than optional upgrades.

Over the past several weeks, I’ve been working with a number of sellers who are preparing complete listing relaunches. Fresh photography, updated staging, improved lighting, and a refined marketing strategy can dramatically change how buyers perceive a property. Sometimes those improvements can make a meaningful difference without changing the apartment itself.

September Starts in August

The strongest September listings rarely begin in September. They begin weeks earlier with preparation.

That preparation includes studying comparable sales, evaluating competing inventory, making strategic improvements, coordinating photography, and developing a thoughtful marketing plan well before the property reaches the market. Sellers who invest the time to prepare before Labor Day often enter the fall season with greater confidence and a stronger competitive position.

A Personal Note

One of the things I’ve enjoyed most this summer has been helping clients step back and think strategically instead of simply reacting to the market. Every apartment has its own story. Sometimes the solution is pricing, sometimes it’s presentation, and sometimes it’s simply choosing the right timing.

My objective is never just to place a property on the market. It’s to position it so buyers immediately recognize its value and understand why it deserves their attention.
