The May Shift: Moving with Intent
May has arrived, and with it, New York City is finally starting to feel like itself again.
The weather turns, people come back outside, and you can feel the energy shift almost overnight. Restaurants fill up, the parks come alive, and in real estate, this is when things really begin to move.
This is typically the busiest stretch of the year, and it tends to build quickly from now through early summer. More listings come to market, more buyers step in, and decisions start happening faster.
What I have been thinking about a lot lately, and talking through with clients, is how easy it is this time of year to feel like you are just trying to keep up with the market instead of actually having a plan.
A note for sellers
For sellers, spring always feels like the “right” time to list, and in many ways, it is. But timing alone does not carry a deal the way it used to. Buyers right now are paying very close attention to value. They are comparing everything and they are quick to move on if something does not feel right.
What I am seeing is that success is less about when you list and more about how you enter the market. If you are thinking about selling, these are the conversations worth having now:
How does your property truly compare to what is on the market today
• Where pricing should be positioned to attract attention early
• What can be done before listing to strengthen presentation
• What the strategy is if offers come in quickly, or if they do not
When those pieces are aligned from the start, things tend to move. When they are not, the market usually makes that clear pretty quickly.
A note for buyers
On the buyer side, there is a similar dynamic playing out. There is more to look at right now, which is a good thing, but there is also more competition, and the pace can pick up quickly when the right property hits.
The buyers who are having the best experience are the ones who have already done the work upfront.
If you are actively looking, this is where I would focus:
• Be fully pre-approved and clear on your numbers
• Know your must-haves versus where you have flexibility
• Understand what “value” looks like in your target area
• Be prepared to act when something truly checks the right boxes
What I see happen often this time of year is hesitation on a strong opportunity, followed by chasing listings that never quite feel as good. Having clarity going in helps avoid that.
What I am watching right now
Underneath all of this, there are a few things I am paying close attention to.
Rates have been moving, but not dramatically. What is more interesting is how sensitive buyers are to even small changes. When rates ease, activity tends to pick up quickly. When they rise, buyers do not disappear, but they do become more measured and more focused on value.
Inventory is building, as it typically does this time of year, but not evenly. In some segments there is real choice. In others, especially well-located, move-in ready properties, supply still feels tight. Those are the homes that continue to draw strong interest.
Put all of that together, and what you get is a market that is active but not forgiving. It rewards preparation and clarity, and it tends to expose anything that is not quite aligned.
