The Market Isn't Frozen. It's Filtering.
As we move into summer, one thing has become increasingly clear across Manhattan real estate: the market is not inactive, but rather highly selective. Buyers are still buying and sellers are still selling, but both sides are behaving more carefully, more analytically, and with much higher expectations than we saw during the post-pandemic surge years.
Over the past 30 days, I’ve noticed several consistent themes repeating across conversations, showings, negotiations, and board packages throughout the city:
1. Buyers Are Prioritizing Quality Over Quantity
- turnkey
- properly priced
- architecturally distinctive
- well-run financially
- emotionally compelling in person
Average inventory may sit. Exceptional inventory still moves.
In many cases, buyers are no longer simply purchasing square footage. They are purchasing confidence:
- confidence in the building
- confidence in the monthly carrying costs
- confidence in future resale value
- confidence in lifestyle quality
That distinction matters more than it did even 18 months ago.
2. Financing and Building Due Diligence Have Become Central
- reserve funds
- façade work
- garage infrastructure
- insurance
- condo warrantability
- deferred maintenance
As a result, strong preparation before going to market has become increasingly important.
The listings performing best today tend to have:
- clean financial narratives
- organized documentation
- realistic pricing strategy
- proactive disclosure and transparency
The old strategy of “we’ll figure it out once we get an offer” is becoming less effective in today’s environment.
3. Manhattan Continues to Behave Like a Long-Term Asset
Despite volatility in the headlines, interest rates, politics, and broader economic sentiment, Manhattan real estate continues to prove something fairly simple: people still want to live here. Not temporarily, and not just speculatively, but in a more durable, structural way.
I continue to see demand from:
- empty nesters returning to the city
- younger professionals prioritizing lifestyle and walkability
- international buyers re-entering selectively
- families consolidating around schools and neighborhood convenience
- long-time New Yorkers choosing quality-of-life upgrades
The motivations may be evolving, but the demand for New York City itself remains remarkably durable.

This year has also been a reminder that relationships remain the center of this business. Technology and marketing continue to evolve, but real estate is still deeply personal.
